This is not only to ensure that you get your rent on time every month, but also that they are not going to be the type to cause damages or be a threat to other tenants. Careful screening must be done, and you need to ask all potential tenants for references from former landlords.

Set Up a Consistent Maintenance Plan

Maintenance shouldn't only be done when a tenant calls to complain that something is broken or not working properly. This is something that should be done on a regular basis, so you need to create a maintenance plan that is consistent.

For instance, if you offer garbage collection, this should be done on one particular day of the week. Building cleaning should be done on another day. Minor repairs on another day, and so on and so on. When you are consistently keeping the property well-maintained, you are going to have happy tenants.

Document Everything

Every time you make a repair, talk to a tenant about a complaint, etc., write it down in detail. In the case of repairs, if there are bigger problems later, you have a record of what has already been done. In the case of complaints about tenants, documentation may be needed in order to evict them and collect any rent money owed.

Be Accessible

If a tenant calls and says that an appliance isn't working, or that there is any other problem, you need to be there to take that call. That way, the problem is taken care of as soon as possible and you don't have angry tenants. It may be that the problem is something that you can't repair yourself.
